At California Document Preparers, we do a lot of deed transfers. There was a time when title companies helped people with these transfers, but they no longer offer this service except for those who have purchased property and are going through escrow with the title company. We’ve developed good relationships with area title companies and they’ve become a good referral source for us.
He was going through a divorce and needed to have some deeds prepared. He owned several properties in San Jose and quite a few more in Las Vegas. We prepared the deeds, then emailed them to his wife’s attorney for review. The attorney wanted the deeds prepared a certain way and we complied, even though it meant redoing some of the deeds–at no extra cost to the customer.
We completed our client’s order, and he returned when his family wanted to transfer a commercial property in Las Vegas in which he shared ownership with his parents and brother. Each party owned a third of this property. After all the deeds were signed, notarized and recorded, we received a call from the assessor’s office in Clark County, NV. In reviewing all the deeds – there were three of them – they found that the legal description had been recorded incorrectly since the 1980s. According to the assessor, the legal description needed to be corrected before they would transfer the property. To help our client, we corrected the deeds and provided a discount on the order. He thanked us for all our help.
