I recently received a phone call from a client whom I’ve helped every year for the past few years. She and her husband live in Berkeley and own a number of California properties. Every year they gift a percentage of four of these properties to each of their four children to avoid gift taxes, as advised by their CPA, who also happens to be our client.
Their attorney used to help them with all their affairs, but began taking too long to get things done, so our client, the CPA, referred them to us to help with the deed transfers. They’ve been delighted with our services, and toward the end of every year, we expect a call from them to create Grant Deeds, which we notarize and file with the office of the Alameda County Clerk-Recorder. According to the law, they can give up to $14,000 to each child per year and still avoid reporting the gift to the IRS.
